Older Prince George Basements Need A Moisture Test
Well over half the homes in Prince George were built before 1981. A good share of them, especially in the VLA, Van Bien, Millar Addition and the Crescents, have basement slabs poured straight onto the ground with no poly underneath. Vapour moves up through that concrete and can lift a coating from below.
Every slab gets tested before we price basement epoxy flooring. A high reading means a vapour-blocking primer goes down first. A normal reading means we grind and coat the usual way. Either way, you see the reading and the plan.
Basement Epoxy Flooring Over Old Paint Or Tile Glue
Plenty of basements carry old paint, carpet glue or tile adhesive on the concrete. Basement epoxy flooring will not stay stuck to any of those for long, so we grind all of it away first.
We also fill cracks and feather out low spots, so the finished floor is flat under bare feet. Where the slab has settled or heaved badly, the repair work is shown as its own line on the estimate.
Basement Floors Feel Warmer With A Coating
A coated basement slab will not heat the room, but it does feel different underfoot than raw concrete, and it stops the dust that drifts up from bare floors. Many people add area rugs over basement epoxy flooring in sitting areas and leave the gym and laundry bare.
Basement Epoxy Flooring Finishes And Colours
Chip finishes are the most popular for basements, because they hide dust and add a little texture. Gym floors can get extra grit and a thicker wear layer for dropped plates. For a rec room or home bar, metallic epoxy flooring gives a polished stone look.
Basement epoxy flooring usually runs about $4 to $8 per square foot here, depending on the condition of the slab and the finish you pick.
Basement Epoxy Flooring Around Floor Drains And Sump Pits
Floor drains and sump pits are the low points of a basement, and water finds them first. We grind right up to the drain ring and the sump lid, then carry the coating down into the drain so water runs off rather than pooling at the edge.
Around a sump, the lid stays removable so a plumber can still reach the pump. If the furnace or water heater sits on the slab, we coat around its base and leave a clean edge, so nothing you may need to service later gets sealed in place.
